At close to 800 rooms, Grand Wailea, A Waldorf Astoria Resort is the largest hotel in Maui's Wailea corridor, and the size is usually the first thing a prospective traveler hears about it — for better or worse. What that size means in practice, room by room and lounge by lounge, is harder to find outside a direct conversation with the property's own sales team.
On July 30, 2026, Elli Travel Group joined a webinar briefing with Robert Tate, Grand Wailea's Account Director for Leisure, to walk through exactly that: how the Napua Tower functions as a boutique hotel within the larger resort, what actually separates the villas from the main building, the real cost and odds of guaranteeing connecting rooms, and what changed with the Kilolani Spa renovation.
Here is what Grand Wailea's sales team told us — organized the way a traveler would actually need it for a booking decision.
The Scale Question: A Resort Built in Sections
Grand Wailea sits directly on Wailea Beach with roughly 800 guest rooms and its own dedicated on-site luau grounds. Neither the Andaz nor the Four Seasons offers anything comparable in scale.
The Napua Tower: A Boutique Hotel Inside the Resort
The single detail that most changes how a traveler should think about Grand Wailea's size is the Napua Tower — a dedicated section of the resort holding 100 of the property's roughly 800 rooms, gated separately from the rest of the property. Napua guests retain full access to the entire resort, but the tower itself is built to feel like a smaller, more boutique hotel set inside the larger one.
Napua guests can check in directly at the tower rather than the main front desk. According to the sales team, the tower includes two separate lounge spaces: a main lounge with a personal concierge on duty roughly 8 a.m. to 7–8 p.m., breakfast service, light snacks through the middle of the day, and heavy appetizers with an open bar in the evening; and a second, quieter lounge with a small grab-and-go snack bar. Napua guests also receive access to elevated cultural programming not offered resort-wide — weekly lei-making and an adults-only wine tasting held specifically for the tower.
Rooms, Signature Suites & the Villa Question
Guest rooms were refreshed in 2022 and 2023, and according to the sales team, every single room on property — from entry-level garden view up through deluxe ocean view — includes a private lanai or balcony.
Grand Wailea carries 36 Signature Suites, located both inside and outside the Napua Tower. All are one-bedroom suites, and most can connect to a second queen room to create a two-bedroom configuration for families who need more space than a standard room but don't want a full villa.
The Villas — Not Beachfront, and That's a Deliberate Trade
Grand Wailea's villas are three-bedroom, three-and-a-half-bath, two-story units with full kitchens, separate living and dining rooms, and a private grill on every unit's balcony. According to the sales team, the villas sit on the hillside behind the main resort rather than directly on the beach — a genuine trade-off travelers should understand before booking, not after. Villa guests have access to a dedicated villa-only pool, though the villas do not offer their own food service, since the villas are individually owned under an HOA-style structure rather than operated directly by the resort.
Each villa includes a single-car garage with complimentary parking, plus free valet down at the main resort — a benefit reserved specifically for villa guests. Transportation between the villas and the main resort is handled through an in-house shuttle app; the walk from the Garden View Villas to the main resort runs roughly 15 minutes.
Preferred partner breakfast and resort-credit benefits at the villas are applied per bedroom rather than per unit — so a three-bedroom villa carries six breakfasts and a $300 resort credit under the standard consortia benefit structure, according to the sales team.
The Multigenerational Workaround: No Four-Bedroom Configuration
Grand Wailea does not offer a four-bedroom villa or suite configuration. According to the sales team, the workaround for a large multigenerational group that wants shared communal space is booking two separate two-room connecting sections at the main resort — effectively four connected rooms in two linked pairs, rather than one contiguous four-bedroom unit. This is a genuine and specific limitation worth naming to any traveler planning a large family trip before they fall in love with the villa photos.
Connecting Rooms — The Detail That Resolves a Lot of Bookings
Connecting rooms can be guaranteed at the time of booking for an additional $50 per night, and are available from Grand Wailea's entry-level Terrace rooms all the way up through the suite category — including a king room connecting to two queen rooms. According to the sales team, roughly 15–20% of Grand Wailea's total room inventory can connect, so travelers who want this guaranteed for a high-demand period (the sales team specifically flagged Christmas/festive season) should book as early as possible.
The Pool Complex & the Hibiscus Adults-Only Pool
Grand Wailea's pool complex is built around the Wailea Canyon Activity Pool —

According to the sales team, it is the largest spa in the state of Hawaii, spanning 50,000 square feet across 40 treatment rooms, with separate men's, women's, and co-ed hydrotherapy gardens and a bio station offering everything from biometric scans to injectables.
A two-hour hydrotherapy circuit pass is available for roughly $125 without booking a treatment, and according to the sales team, the pass is available to outside (non-hotel) guests as well, subject to occupancy.
